For student accommodation operators and university estates

Fire-door inspections built around your turnaround window.

High door counts inspected, documented and signed off inside the window you actually have, then scheduled again for next year before this one closes.

  • Door-by-door inspections
  • Photographic evidence
  • Digital fire-door register
  • Defect tracking
  • Planned around turnaround

For purpose-built student accommodation operators, university estates teams and HMO landlords across London, the East of England and the East Midlands.

The Problem

Large buildings, high door counts and compressed maintenance windows.

A single scheme can hold several hundred fire doors, and the only realistic window to inspect them closes when the building refills.

  • Several hundred bedroom doors in a single building
  • A summer turnaround window that closes hard
  • Damage picked up through the academic year and never logged
  • Flat entrance doors sitting behind occupied rooms in term time
  • Contractors who cannot resource the volume inside the window
  • Evidence needed for universities, insurers and nomination agreements
  • Last year's records held somewhere nobody can now find
  • Bedroom doors altered by students and never put back

The problem isn't finding someone to check the doors.
It's getting every door checked, recorded and signed off before the building refills.

The Programme

One programme. Every door. One place to see what's happening.

Six stages, run in order, on every building we look after.

Inspect

Door-by-door inspection with photographic evidence, carried out by an FDIS-certified inspector.

Record

Every finding linked to the property and to the individual door it belongs to.

Prioritise

Defects categorised red, amber or green, so your team knows what needs attention first.

Resolve

Outstanding actions tracked through to completion, with a fixed price against each one.

Reinspect

Follow-up inspections organised, and completed works re-checked before they are signed off.

Report

Clear documentation at property and portfolio level, ready for whoever asks to see it.

What's Included

The Annual Inspection Programme

Planned against your turnaround calendar, resourced for the volume, and repeated every year.

  • 01

    Door-by-door inspection

Every bedroom, flat entrance and communal door assessed against gaps, seals, hinges, closers, glazing, signage and certification.

  • 02

    Photographic inspection record

A photograph of every door, dated and filed against the room or flat number.

  • 03

    Digital fire-door register

One register per scheme, mapped to your room numbering so your team can actually use it.

  • 04

    Defect prioritisation

Red, amber and green ratings, so the turnaround budget goes to the doors that need it first.

  • 05

    Remedial action schedule

A fixed-price schedule of works, priced per door, so repairs can be signed off inside the window.

  • 06

    Reinspection and sign-off

Completed repairs re-checked by us before the scheme reopens, not after.

  • 07

    Recurring annual programme

Next year's inspection dated and booked while this year's is still fresh.

  • 08

    Operator and university reporting

Documentation ready for nomination agreements, insurers and university estates teams.

  • Photographic reportingA photograph of every door, dated and filed against that door, not a representative sample.

  • Clear defect categorisationRed, amber and green ratings with a plain-English note on what is wrong and what it needs.
How It Works

Getting started takes three steps.

Your team doesn't need to build the system. We do.

Send us your scheme list

Bed counts, door counts and your turnaround dates. If you have last year's records, send those too.

We build the inspection programme

We size the resource against the window, phase the scheme by block or floor, and agree the dates in writing.

We inspect and report

Inspections complete inside the window, and the report, defect schedule and next year's dates land with you before the building refills.

Our Guarantee

We guarantee the part we control.

Our Reporting Guarantee

If your agreed inspection report isn't delivered within 5 working days of the completed inspection, we provide that report at no charge.

And if we miss an agreed inspection date through an error on our side, we reschedule it at no additional charge.

Questions

Questions We Get Asked

Can you get through the volume in time?
We size the team against the door count and the window before we commit. If the dates are not realistic, we will say so before you book.
Can you work in term time?
Yes for communal and flat entrance doors, with access coordinated in advance. Bedroom doors are usually better handled in the turnaround window.
Do you handle the repairs?
Yes. Every failed door gets a fixed-price quote in the report, and repairs are re-checked by us before the scheme reopens. You can also pass the schedule to your own contractor.
What about damage caused by students?
It shows up in the inspection like any other defect, priced per door. Several operators use the record to support recharges.
Can you cover more than one scheme?
Yes. Multi-scheme portfolios are priced per door and phased across the turnaround period.
Do you cover our area?
We work out of Norwich and cover everything within about a three-hour drive, which runs from London up to Lincoln and across to Leicester and Nottingham. Cambridge, Ipswich, Peterborough, Colchester, Chelmsford, Luton, Milton Keynes and Northampton are all comfortably inside that. Further afield by arrangement.
