The Problem

Every bedroom door is a fire door, and every one of them is in constant use.

Hotels hold more fire doors per square metre than almost any other building type, and they are operated all day by guests who do not know what they are.

  • Bedroom doors slammed hundreds of times a week
  • Closers adjusted because guests complain about the noise
  • Doors propped open by housekeeping trolleys
  • Corridor doors scuffed and knocked by luggage
  • Rooms that cannot easily be taken out of service for an inspection
  • Brand standard and insurer audits asking for evidence
  • No record of which rooms were checked at the last inspection
  • Refurbished rooms where the replacement door was never certified

The problem isn't that nobody looks at the doors.
It's proving every one of them was checked, room by room.

Door-by-door inspection with photographic evidence, carried out by an FDIS-certified inspector.

Resolve

Outstanding actions tracked through to completion, with a fixed price against each one.

Reinspect

Follow-up inspections organised, and completed works re-checked before they are signed off.

Report

Clear documentation at property and portfolio level, ready for whoever asks to see it.

What's Included

The Hotel Fire-Door Compliance Programme

Phased by floor or wing so rooms come back into service the same day.

  • 01

    Door-by-door inspection

Every bedroom, corridor and back-of-house door assessed against gaps, seals, hinges, closers, glazing, signage and certification.

  • 02

    Photographic inspection record

A photograph of every door, dated and filed against the room number.

  • 03

    Digital fire-door register

One register per property, mapped to your room numbering so housekeeping and maintenance can both use it.

  • 04

    Defect prioritisation

Red, amber and green ratings, so rooms that need attention are obvious to the duty manager.

  • 05

    Remedial action schedule

A fixed-price schedule of works per door, so repairs can be planned against low-occupancy dates.

  • 06

    Reinspection and sign-off

Repairs re-checked by us before the door is closed off on the register.

  • 07

    Recurring inspection programme

Your annual inspection booked ahead, phased so no floor loses too many rooms at once.

  • 08

    Audit-ready documentation

A file that stands up to a brand standard audit, an insurer query or a fire officer visit.

How It Works

Getting started takes three steps.

Your team doesn't need to build the system. We do.

Tell us about the property

Room count, floors, and the dates that suit your occupancy pattern.

We build the inspection programme

We phase the property by floor or wing and agree a route with your duty management, so rooms return to service the same day.

We inspect and report

You receive the inspection record, the defect schedule and your next inspection date, mapped to your room numbers.

Our Guarantee

We guarantee the part we control.

Our Reporting Guarantee

If your agreed inspection report isn't delivered within 5 working days of the completed inspection, we provide that report at no charge.

And if we miss an agreed inspection date through an error on our side, we reschedule it at no additional charge.

Questions

Questions We Get Asked

Will you need to take rooms out of service?
Only briefly. A bedroom door inspection takes minutes, and we phase by floor or wing so rooms come back into service the same day.
Can you work around a full house?
Yes. We plan around your occupancy and work with your duty manager on the route. Corridor and back-of-house doors can be done at any time.
Do you handle the repairs?
Yes. Every failed door gets a fixed-price quote in the report. Repairs are carried out by a fire door joiner and re-checked by us before sign-off.
What about closers guests complain about?
A closer that has been adjusted so it no longer closes the door into the frame is a failure, and we say so plainly. The report explains what needs doing and what it costs.
Can you cover a small group?
Yes. Multi-property groups are priced per door, with one register across the estate.
Do you cover our area?
We work out of Norwich and cover everything within about a three-hour drive, which runs from London up to Lincoln and across to Leicester and Nottingham. Cambridge, Ipswich, Peterborough, Colchester, Chelmsford, Luton, Milton Keynes and Northampton are all comfortably inside that. Further afield by arrangement.
