For managing agents and residential property managers

Fire-door compliance, taken care of.

We inspect, document and track the fire doors across your property portfolio, so your team always knows what has been checked, what needs attention and what is still outstanding.

  • Door-by-door inspections
  • Photographic evidence
  • Digital fire-door register
  • Defect tracking
  • Recurring inspection programmes

For managing agents and residential property managers across London, the East of England and the East Midlands.

The Problem

Managing fire doors across multiple properties shouldn't require another spreadsheet.

If you are managing dozens of buildings, fire-door inspections quickly become difficult to keep organised.

  • Inspection dates spread across different records
  • Different contractors using different reporting formats
  • Defects identified but never followed up
  • Photographs that are difficult to retrieve
  • Property teams unsure what has actually been completed
  • Reinspection dates approaching with no one tracking them
  • Senior management asking for evidence at short notice
  • Leaseholders asking what has been done to their own front door

The problem isn't just getting a door inspected.
It's keeping the entire programme organised afterwards.

The Programme

One programme. Every door. One place to see what's happening.

Six stages, run in order, on every building we look after.

Inspect

Door-by-door inspection with photographic evidence, carried out by an FDIS-certified inspector.

Record

Every finding linked to the property and to the individual door it belongs to.

Prioritise

Defects categorised red, amber or green, so your team knows what needs attention first.

Resolve

Outstanding actions tracked through to completion, with a fixed price against each one.

Reinspect

Follow-up inspections organised, and completed works re-checked before they are signed off.

Report

Clear documentation at property and portfolio level, ready for whoever asks to see it.

What's Included

The Portfolio Inspection Programme

One programme across every block you manage. Here is exactly what it includes.

  • 01

    Door-by-door inspection

Every door assessed against gaps, seals, hinges, closers, glazing, signage and certification by an FDIS-certified inspector.

  • 02

    Photographic inspection record

A photograph of every door, dated and filed against the door it belongs to.

  • 03

    Digital fire-door register

One register covering every property, every door and every inspection date.

  • 04

    Defect prioritisation

Each door rated red, amber or green with a plain-English note on what is wrong.

  • 05

    Remedial action schedule

A fixed-price schedule of works for every failure, so there is nothing left to chase or scope.

  • 06

    Reinspection tracking

Completed works re-checked by us and signed off before they are closed.

  • 07

    Recurring inspection programme

Quarterly and annual cycles set up in advance, so the next legal check is already in the diary.

  • 08

    Portfolio reporting

Documentation you can hand to a fire officer, an insurer or a leaseholder without editing it first.

  • Clear defect categorisationRed, amber and green ratings with a plain-English note on what is wrong and what it needs.
How It Works

Getting started takes three steps.

Your team doesn't need to build the system. We do.

Send us your portfolio

Your property list, your existing fire-door register, or simply the addresses. Whatever you already have is enough to start.

We build the inspection programme

We scope the requirement per building, confirm which doors fall on which cycle, and agree the schedule with you.

We inspect and report

You receive the inspection record, the defect schedule and the reinspection dates. Your team doesn't build any of it.

Our Guarantee

We guarantee the part we control.

Our Reporting Guarantee

If your agreed inspection report isn't delivered within 5 working days of the completed inspection, we provide that report at no charge.

And if we miss an agreed inspection date through an error on our side, we reschedule it at no additional charge.

Questions

Questions We Get Asked

What if we already have a contractor?
No problem. We can work alongside your existing maintenance team, or run the inspection programme independently. Let us do one block and compare the report to what you get now.
Can you inspect multiple sites?
Yes. Coordinating inspections across a multi-property portfolio is the point of the programme. Start with one block, then price the rest per door.
Do you handle the repairs?
Yes. Every failed door gets a fixed-price quote in the report. Repairs are carried out by a fire door joiner and re-checked by us before sign-off.
Do we have to use you for remedial works?
No. You are free to appoint your own contractor. The defect schedule is written clearly enough for anyone to price and act on.
Can you work around residents?
Yes. For flat entrance doors we write the resident letters and book the appointments. We make two proper attempts at different times and log every one.
Do you cover our area?
We work out of Norwich and cover everything within about a three-hour drive, which runs from London up to Lincoln and across to Leicester and Nottingham. Cambridge, Ipswich, Peterborough, Colchester, Chelmsford, Luton, Milton Keynes and Northampton are all comfortably inside that. Further afield by arrangement.
